Turner & Townsend Heery is seeking a highly experienced Senior Construction Project Manager to serve as the primary client-facing representative for a large, complex healthcare capital program in Southern California.
This individual will lead project management efforts from early planning and programming through design and construction. The SPM will serve as the prime point of contact for the owner and will direct an integrated project management team supporting a major institutional development.
The ideal candidate brings deep experience in healthcare facilities, complex regulatory environments, and alternative delivery methods such as Progressive Design-Build.
Key Responsibilities
Executive Leadership & Primary Contact
Serve as the lead representative and primary point of contact to the client
Direct and manage the consultant project management team
Integrate seamlessly with owner staff and stakeholders
Provide strategic advisory support on delivery, risk, and procurement
Planning & Programming
Support development of project scope, budget validation, and delivery strategy
Assist in preparation of alternative delivery procurement documents
Develop high-level cost modeling and schedule frameworks
Design Oversight
Oversee design development to ensure compliance with regulatory, code, and owner requirements
Review consultant deliverables for quality, constructability, and completeness
Facilitate value engineering and risk mitigation strategies
Construction Oversight
Provide executive-level oversight of cost controls, change management, and forecasting
Monitor project schedule performance and risk mitigation
Ensure regulatory compliance and quality assurance protocols
Coordinate with contractors, inspectors, and regulatory agencies
Closeout & Turnover
Oversee substantial completion, documentation turnover, and warranty administration
Ensure financial reconciliation and project reporting requirements are satisfied
Preferred Experience
Experience working with large public institutions or higher education clients
Progressive Design Build experience
Familiarity with “best value” selection processes
Experience implementing Lean construction management principles
Experience in highly regulated healthcare construction environments
Key Competencies
Executive presence and strong client communication skills
Strategic thinking and risk management capability
Strong contract and procurement knowledge
Ability to manage multiple stakeholders in complex institutional environments
Ability to scale staffing resources as project needs evolve
Required Credentials
Candidate must meet one of the following:
Licensed Architect (California preferred)
Registered Professional Engineer (California preferred)
Bachelor’s degree in Construction Management and Certified Construction Manager (CCM)
Minimum Qualifications
15+ years of progressively responsible experience in project and construction management
Demonstrated leadership of large capital projects exceeding $100M construction value
Direct experience delivering licensed healthcare facilities (ambulatory, medical office, or acute care environments preferred)
Experience with Progressive Design-Build and traditional Design-Build delivery methods
Experience managing fast-track, multi-phase construction programs
Proven ability to manage complex project budgets, schedules, scope, and procurement strategies
Working knowledge of California Public Contract Code and public-sector procurement processes
Familiarity with healthcare regulatory authorities (e.g., state-level health facility oversight agencies)
Strong understanding of: California Building Code
ADA compliance
Fire and life-safety standards
Environmental review processes (CEQA experience preferred)
The salary range for this full-time role is $170k-$220k per year. Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. This range is a reflection of base salary only, not of a total compensation package. Please note Turner & Townsend reserves the right to pay more or less than the posted range, depending on candidate’s experience and qualifications.
