Position Overview
The Senior Vice President, Industrial is responsible for the strategic, operational, and financial performance of one of two primary national business units focused on Industrial. This leader oversees approximately half of the organization’s North American real estate portfolio, including development, acquisitions, dispositions, leasing, and property operations.
Reporting directly to the, Executive Vice President, the Senior Vice President, Industrial plays a decisive role in portfolio strategy, capital deployment, and long-term value creation. This role is designed for a visionary real estate executive who can lead major client and partner relationships, manage and scale multi-billion-dollar platforms, and guide cross-functional teams in delivering mission-critical industrial real estate solutions.
This position is based in Dallas and requires travel. The role is currently remote, with the expectation that it may transition to an in-office position over time.
Job Responsibilities
National Strategic Planning
Develop, communicate, and track the long-term vision and strategy for the assigned region in alignment with enterprise objectives and financial targets.
Translate organizational strategy into a clear, actionable industrial growth roadmap, including market prioritization, capital allocation frameworks, and risk-adjusted expansion.
Identify emerging industrial trends and proactively position the portfolio to capture long-term growth opportunities.
Capital Deployment Oversight, Transactions, and Financial Stewardship
Lead evaluation, underwriting, and execution of transactions, including large-scale acquisitions, build-to-suit and speculative development, and portfolio optimization initiatives.
Own regional P&L performance, including budget management, monthly performance monitoring, trend analysis, forecasting, and capital planning.
Ensure disciplined investment decision-making and achievement of NOI, ROI, and long-term value creation objectives.
Partner closely with Capital Markets and the Investment Committee to shape capital sourcing strategies, joint ventures, and portfolio-level transactions that optimize scale, liquidity, and risk diversification.
Establish and enforce investment governance standards, including deal approval thresholds, return hurdles, and post-investment performance reviews across markets and asset types.
Operational Excellence, Innovation, and ESG Leadership
Oversee management of the regional portfolio, ensuring strong property operations, tenant engagement, and consistent lease execution.
Champion and scale client-service business lines across the region, including procurement, energy, digital infrastructure, and workforce programs.
Advance asset performance, value creation, and ESG outcomes, ensuring initiatives support enterprise sustainability and community engagement commitments.
Leverage data, technology, and analytics to improve portfolio visibility, leasing velocity, operating efficiency, and customer experience at scale.
Oversee risk management across the industrial portfolio, including market concentration, development risk, regulatory considerations, and reputational risk.
Executive Leadership and Stakeholder Engagement
Serve as the senior executive owner for key national and global industrial customers, overseeing strategic account relationships and ensuring delivery of integrated, long-term real estate solutions.
Establish and maintain strong relationships with senior executives, Board committees, the Industrial leadership team, and cross-functional partners to align business unit strategy with enterprise priorities.
Build and maintain productive relationships with customers, institutional investors, brokers, developers, financial intermediaries, buyers, tenants, and government authorities.
Build, lead, coach, and retain a high-performing team of Vice Presidents, Market Officers, and functional leaders; foster a culture of innovation, accountability, and operational discipline.
Serve as an executive spokesperson at industry events and policy forums, representing the company and advocating for the organization’s interests.
Qualifications
Qualified candidates are typically expected to have:
A minimum of 15+ years of progressive commercial real estate experience, including leadership of large portfolios and multi-market transactions.
Bachelor’s degree in Business, Finance, Real Estate, or related field required; MBA or postgraduate qualification in a related discipline highly preferred.
Demonstrated success in large-scale transactions, global lease negotiations, and the delivery of major capital projects.
Significant experience leading complex industrial portfolios, platforms, or business units with strategic, operational, and financial accountability.
Strong financial acumen, including budgeting, forecasting, variance analysis, ROI / IRR concepts, sensitivity analysis, and scenario planning.
Experience with real estate financial modeling tools such as Argus.
Exceptional negotiation, communication, and executive presence, with the ability to influence at the board
